Case Study: Beyond the Title Transaction
How We Turned a Complex Closing Into a Seamless Success:
A gentleman contacted our office because, as Power of Attorney for his widowed mother, he was responsible for selling her home, and had already been approached by a prospective buyer. He inquired about selling the property without a realtor, given that he already had a buyer; he also had questions about extinguishing his deceased father’s interest in the property. Our firm was able to draft the purchase agreement per his request, prepare title work, prepare the necessary documents to clear title, and conduct the closing of a VA loan on behalf of the buyer, who was a veteran.
Our team was able to accommodate this request in six weeks, start to finish. In fact, with the seller scheduled to be out of town for several weeks, our team was able to draft the majority of the paperwork for the seller to sign within 3 weeks, before leaving the area. He was then able to sign any remaining paperwork electronically.
Finally, with the seller out of town, our real estate paralegal deposited the proceeds from the sale into the seller’s bank account using the deposit slip the son had left with her. As we like to say, “Legal Excellence. Personal Commitment.” Or should we say, “Personal Touch?”
