How Comprehensive Legal Guidance Turned Inherited Land Into Family Opportunity:
A family approached our office wishing to sell the building site that had been owned by their now-deceased parents, but wanting to retain the surrounding tillable land. When a buyer was found, we were able to work with their lender to provide title work and conduct the closing, filing the court documents necessary to transfer the building site to the buyers and the tillable land to the heirs of the estate.
As the seller had agreed to pay for a septic update that couldn’t be completed prior to closing, our office prepared an escrow agreement to hold those funds and disburse them upon completion of the work, without having to delay closing. After everything was completed, our estate attorney assisted with the final accounting and disbursement of assets from the estate.
